The estate is dominated by the stone villa of Niccioleto, a house that combines elements from Tuscan traditional design and modern comforts, transforming them to make you feel at home.  The Villa is an example of agricultural house building in the Maremma style specifically from the Manciano area (a city in the province of Grosseto in Tuscany ) dating back the 19th century.

Today Il Niccioleto has been restored. The villa is designed with local traditional architecture in complete harmony with nature. Important and meticulous restoration works have brought the ancient ruin to its splendour, enhancing the authentic materials and architectural style typical of the Tuscan villas of 1900.

The Villa is rebuilt by german architects, as his own residence. The vast private estate spans over 110 hectares, a 3km winding road from the main road, leads to the main house with 5 guest apartment suites of …square meters , helipad, a 17 x 10 m swimming pool for the exclusive use of the villa’s guests, surrounded by centuries-old forests and olive tree plantations.

The interior decoration, arranged with attention to the smallest details, consists both antique and modern furniture. In each room hangs a photograph of Sophia Lauren, based on the owners love for the elegant star. The centre of the residents is the open air dining air and outdoor kitchen, the social centre for the house, and the spectacular sunset views.

Each apartment is completely independent and can accommodate from 2 to 4 people. Il Niccioleto is ideal for small intimate getaways for 2, or larger events being able to welcome 20+ guests in its main house, 5 apartments with access to extra rooms, with wooden floors, all with ensuite marble bathrooms.

All guests are welcome to access to the library living area with charming fireplace, outdoor kitchen (with bbq and pizza oven) and dining area seating 12, outdoor table tennis and foosball, vast terraces and gardens, infinity pool and shaded pool terrace.

The villa can be rented in its entirety or by each apartment.

The Kitchen is the social epicentre of Il Niccioletto, dining table accommodating 12+ guests, further tables can be provided. Kitchen is fully stocked with utensils, cutlery, dining sets for 20+ guests, 2 fridge and freezers, an indoor catering/ preparation area, gas hobs/ stove, wood-fire outdoor oven, dishwasher, coffee machine, blender, filtered mineral water still and sparkling taps.

We are right in the historic centre of Tuscany between Pisa, Rome and Florence airports placed on the south-eastern side of Mount Ami, in the province of Roccalbegna.

The estate is located between the picturesque towns and villages of Grosetto, Cana, Santa Catarina and Valerona.

Located 2.5km from the centre of the 13th century village of Cana. Home to award winning restaurant “Da Noi a Cana”, “Rocca aldobrandesca” (13th century), a fortress built by Aldobrandeschi family and a “Medicean well”, a 17th-century well built by The House of Medici, the historically wealthiest Italian Renaissance family.

And 2km from Villa Patrizia, a traditional family owned winery from Tuscany, founded in 1968 by Romeo and Maria Bruni and even today goes on producing organically grown craft wines.

• Take the A12 Motorway Rome-Civitavecchia direction and then follow for State Road 1 (SS 1) Aurelia as far as the exit for Grosseto Est
• Follow for Scansanese State Road 322 (SS 322), take the first left onto Cinigianese provincial road 17 (SP 17) as far as Arcille roundabout
• Turn right onto provincial road 24 (SP 24) getting across Baccinello and Cana

From Florence

• Take the A1 Motorway Florence-Siena direction and follow onto State Road 223 (SS223) –E7 for Paganico, Santa Caterina
• Turn left onto State Road 323 (SS 323) as far as Roccalbegna
• Turn right onto provincial road 24 (SP 24) getting across Baccinello and Cana
